Apartments typically run AED 10–30 per sqft per year (citywide median around AED 17–19). Villas are lower (AED 3–10) and branded or ultra-luxury residences can exceed AED 45–65+.
What reduces rental yield in Dubai?
Service charges are usually the biggest drag, followed by property management fees, a maintenance reserve and vacancy. Together they turn a 7% gross yield into roughly 5–6% net.
How do you calculate net rental yield?
Net yield = (annual rent − service charges, management, maintenance and vacancy) ÷ purchase price. Gross yield uses rent only.
